Following up to our letter of April 6, 2005, we note that although we have received a partial payment, the account has not been brought up to date and new rent charges make the past due amount about the same.

We have no alternative but to terminate your tenancy effective June 6, 2005.  Please vacate the premises by that date to avoid further legal action for damages.

This termination does not mean that past due rent and June rental charges are not still owed.  You must pay all outstanding amounts to avoid legal action.
